Wind, hail, and ice storms roll through Simcoe County and cottage country every year, and it's not always obvious right away whether your roof took damage worth claiming. Here's what to know before you call your insurer, so you walk into the process informed instead of guessing.
What's Actually Covered
Most standard Ontario home insurance policies cover roof damage from sudden, accidental events: wind, hail, falling trees or branches, ice storms, and fire. What they don't cover is normal wear and tear or age related deterioration. That distinction matters, because an insurer's adjuster is specifically looking to determine whether damage was storm caused or whether it's a roof that was already near the end of its life. A curling asphalt shingle roof with worn granules that finally leaks during a windstorm is a very different claim than a roof with wind torn shingles and visible impact damage from a hailstorm last week.
Act Within the Filing Window
Most policies require storm damage to be reported within 30 to 60 days of the event. Waiting longer than that can put your claim at risk, even if the damage is genuine, simply because it becomes harder to tie it to a specific storm date. If you suspect damage after a significant weather event, it's worth getting a professional inspection sooner rather than later.
Documentation Makes or Breaks a Claim
Insurers expect more than a phone call describing the damage. Before you file, try to have dated photos and video of all visible damage, taken as soon as it's safe to do so after the storm. Weather records or news reports confirming the storm's date, wind speeds, or hail size for your area help tie the damage to a specific insurable event rather than gradual wear. Records of your roof's age and condition beforehand, such as a prior inspection or the original installation date, also help. A written estimate from a licensed roofing contractor that itemizes the damage and the cost to repair it matters far more than a vague ballpark number.

ACV vs RCV: Know Which Policy You Have
Home insurance policies typically settle roof claims one of two ways, and the difference is significant. Actual Cash Value pays the replacement cost minus depreciation for your roof's age and condition. A 20 year old roof with a 25 year expected lifespan might only be valued at 20% of replacement cost, leaving you to cover the rest. Replacement Cost Value pays the full cost of replacing your roof with new materials, regardless of its age. If you're not sure which one you have, it's worth checking your policy or asking your broker directly, since it changes the math on whether a claim is worth filing at all.
Is It Worth Filing?
Every claim you file can affect future premiums, so it's not automatically the right move for minor damage. As a general rule, filing makes sense when the damage clearly exceeds your deductible and the repair cost is substantial enough that the payout provides real financial relief. For smaller repairs, often under $2,000, many homeowners are better off paying out of pocket and keeping their claims history clean.
Get an Inspection Before You Decide
The most useful step after any significant storm is a professional roof inspection, whether or not you end up filing a claim. It tells you what you're actually dealing with, gives you documentation if you do need to file, and catches smaller issues, a lifted shingle, a cracked vent boot, minor eavestrough damage, before they turn into a bigger repair next season.
